Cleaning for every stage of construction

FORMA supports new construction, renovations, multi-residential projects and commercial spaces from the initial rough clean through final turnover. Every quote is based on the project stage, site condition, schedule and required outcome.

Rough-clean stage: crew clearing debris and dust so trades can keep working

01

Level 1

Rough / Initial Construction Clean

Creates a safer, more workable area after rough construction and prepares the site for following trades or the next cleaning stage.

  • Collect loose construction debris and packaging from work areas
  • Move approved waste to the site’s designated disposal point
  • Sweep or vacuum floors, edges and accessible ledges
  • Reduce bulk dust from accessible horizontal surfaces
  • Remove labels or protective materials when specifically directed
  • Leave work areas ready for the next phase

Best timing — after major rough work or installation activity, before detailed finishing

02

Level 2

Detailed / Final Construction Clean

Provides a thorough top-to-bottom clean once major construction activity is substantially complete and the space is approaching inspection or handover.

  • Remove fine dust from accessible surfaces, ledges, trim and fixtures
  • Detail doors, frames, baseboards, sills, tracks and interior glass
  • Clean cabinetry, counters and millwork inside and out where included
  • Detail kitchens, washrooms, mirrors and installed fixtures
  • Remove light stickers, adhesive and construction marks where safe
  • Vacuum and mop floors, edges and corners

Best timing — after trades are substantially complete, before the final deficiency walkthrough

Turnover stage: finished lobby given a final machine clean before handover

03

Level 3

Turnover / Touch-Up Clean

Removes settling dust, fingerprints and marks that return after deficiencies, inspections, staging or last-minute trade activity.

  • Re-dust accessible horizontal surfaces and presentation areas
  • Remove fingerprints and smudges from doors, glass and fixtures
  • Touch up kitchens, washrooms, cabinetry and millwork
  • Complete the final vacuum, floor mop and edge check
  • Correct in-scope details and prepare the space for handover

Best timing — as close as practical to occupancy, possession, opening or final walkthrough

Important scope note

Construction terminology varies by contractor. The signed quote and project scope will always define what is included.

Pricing and scheduling are based on the stage of work, size and number of spaces, site condition, access, parking, disposal requirements, special equipment and deadline. Specialized or high-risk work is listed only when FORMA confirms that service for the specific project.

Not sure which level you need? We will help define the scope.
